Contracts — identical for leasehold and freehold — are signed via DocuSign with 100 points of ID. Once signed, you’ll receive a fully executed agreement. Final payment is made in AUD, USD, or IDR directly to the developer.
Step 2 – Construction Kick-Off
Within 30 days of payment, civil works commence: your lot is prepared and materials begin arriving onsite. You receive an official payment receipt and a construction schedule with estimated start and handover dates.
Step 3 – Build Phase
Construction takes approximately 6 to 12 months, depending on the villa type and site conditions.
Step 4 – Legal Setup & Ownership Transfer
Around 60 days before handover, our legal team initiates your ownership structure:
  • Freehold buyers: A PMA company is set up in your name to hold legal title (required under Indonesian law)
  • Leasehold buyers: Lease rights are formally transferred to your entity for optimal tax and income distribution
